Revenue Manager at Big Bear Vacations

Position Overview
As a Revenue Manager, you will be the driving force behind maximizing revenue, market share, and profitability for our vacation rental properties. Your primary focus will be on crafting and executing dynamic pricing, inventory, and distribution plans that respond to market conditions and operational capabilities. You will work in close partnership with Owner Account Managers (OAMs) and the marketing team.
Core Responsibilities
Strategic Pricing
  • Create and deploy a holistic pricing strategy tailored to different market segments and sales channels.
  • Execute daily adjustments to rates and booking restrictions using demand indicators, occupancy forecasts, and competitive analysis.
  • Ensure pricing is optimized and consistently reflected on our direct website, OTAs (like Airbnb, Vrbo, and Booking.com), and other platforms to manage channel mix effectively.
  • Set and manage policies for length-of-stay, minimum nights, and last-minute bookings to optimize revenue and operational efficiency.
Analysis & Reporting
  • Generate regular performance reports (weekly/monthly) covering market share, ADR, RevPAR, and channel-specific metrics.
  • Monitor KPIs to evaluate the effectiveness of pricing strategies and propose necessary adjustments.
  • Deliver comprehensive analytical reports to leadership and OAMs, identifying key opportunities for revenue enhancement.
Market Intelligence & Testing
  • Perform competitive analysis to benchmark our rates and make data-driven pricing decisions.
  • Conduct price sensitivity tests and A/B experiments to gauge customer behavior and refine strategies.
  • Keep abreast of industry trends, seasonal fluctuations, and local events that influence booking patterns.
Team Collaboration
  • Collaborate with OAMs to advise property owners on revenue-maximizing tactics and pricing approaches.
  • Partner with the marketing department to ensure promotional activities and campaigns support overarching revenue objectives.
Systems & Technology
  • Utilize specialized revenue management systems, PMS platforms (Streamline experience is a plus), and analytical tools (such as Key Data, LSI, AirDNA, Power BI) for demand forecasting and performance optimization.
  • Maintain a strong understanding of the data flow between the PMS, pricing tools, and OTAs, including system constraints and configurations.
  • Ensure all systems accurately display current rates, availability, and restrictions across every distribution channel.
Revenue Maximization
  • Proactively identify and capitalize on opportunities for additional revenue, including upselling, targeted promotions, and optimizing channel distribution.
  • Work with marketing to develop strategic campaigns for both peak and off-peak seasons.
  • Factor in occupancy levels (high and low) as well as owner usage and availability into strategic planning.
  • Continuously monitor market dynamics to anticipate changes in booking behavior and adjust strategies preemptively.
  • Leverage market trend data and key metrics to inform and validate pricing adjustments.
Owner & Stakeholder Engagement
  • Communicate pricing strategies, market insights, and performance results clearly to property owners, building trust and transparency.
  • Develop customized revenue strategies for specific properties or owner portfolios based on their unique attributes and goals.
Required Qualifications
  • A minimum of 3 years of professional experience in revenue management or pricing, ideally within the vacation rental or hospitality sector.
  • Advanced proficiency in Microsoft Excel and practical experience with data visualization or reporting software.
  • Hands-on experience using Property Management Systems (preference for Streamline) and revenue management platforms.
  • Demonstrated analytical skills with the ability to convert complex data into clear, actionable plans.
  • Outstanding communication and interpersonal skills.
  • A proactive, self-motivated approach with a strong focus on accuracy and detail.
Compensation Package
This role provides a base salary of $600 per month. Additionally, there is a profit-sharing component, offering the Revenue Manager the chance to benefit directly from the financial success generated by their strategies.
